All rental properties are required to have a CP12 Gas safety Check carried out annually, or on change of tenancy (Where gas/oil appliances are fitted) by a gas safe registered engineer.

Bizarrely, at this time there is no statutory requirement for testing of the electrical system within rental properties, however it is recommended by the IET (Institution of Engineering and Technology) that domestic rental properties have the electrical systems tested every 5 years or at change of tenancy, which ever is the least.

With many years experience in Testing and Inspection, we are able to carry out electrical safety testing of your own, or your clients properties and supply EICR’s (Electrical Installation Condition Reports) , as and when required to provide evidence that the electrical installation was in a safe condition at the time of testing.

We would attend at a time during the void period to suit yourselves and carry out comprehensive inspection and testing of the electrical installation in accordance with BS7671 (The IEE wiring regulations).

Upon completion of the inspection, an EICR certificate will be issued (emailed in PDF format) within 48hrs. The certificate will confirm whether the electrical installation is in a Satisfactory or Unsatisfactory condition. Should the result be Unsatisfactory, we will include a quotation for the faults to be rectified and certification issued to confirm this is so. Please note that you have no obligation to instruct us to carry out any rectification work required.

Should the property require retesting by ourselves in the future,(due to another change in tenancy or after 5 years), this test would be carried out at a reduced cost to the prevailing rate benefiting yourselves and your customers.
